The New Zealand definition of Surveyor is limited to the professional body of land surveyors as
opposed to the UK where membership of RICS allows various other professionals such as Real
Estate agents, valuers, etc. to use the designation Chartered Surveyor.

What is a Surveyor?

Their professional body describes “surveying is the science of land measurement - identifying its size,
features and boundaries at any scale, from the entire Planet Earth to a person's backyard”.

The surveyor records these measurements by means of scaled survey drawings. These can be used
for numerous purposes including setting out a foundation slab correctly on a vacant site to defining the
location of a boundary in a legal dispute.

Cadastral or Land Title Surveying

This forms the basis of the most New Zealand surveying work.

New Zealand operates the Torrens System of Land Registration. This is a system whereby the
government guarantees the ownership of land based on accurate surveys of its exact location and
boundaries.

Only registered surveyors are authorised to conduct land title surveys in New Zealand, however trained
technicians are able to perform such work under their directions.

Plans are then lodged at the Land Transfer Office for issue of title based on the Surveyor’s scale
drawings.

When are you likely to require the services of a Surveyor?

  • The Surveyor is the primary professional when dealing with subdivisions
  • Setting out a building site prior to starting construction, this ensures that your new building is
    correctly located
  • Locates the precise position of services
  • If subdividing property – the Surveyor is required to draw up what is called a Scheme Plan
  • Locates exact boundary positions and pegs these out
  • Locates and marks in easements
  • Deals with the Land Transfer office for pre-allocation of title numbers
  • Lodges the certified certificate of title at the Land Transfer Office
